I’ve quietly taken a lot of heat recently when sharing some of my best marketing ideas, but you know what? I don’t care! I’ve made a lot of money for both myself and the people who have run with my ideas, and I will continue to share them until they no longer work, or I get new, even better ideas.
The secrets of success in the Real Estate Industry (mortgage industry included), really aren’t all that secret. Be social, build a network, don’t be a secret agent, follow up, follow up, follow up, are just a few. The typical mistakes aren’t all that secret either. However, the skills and techniques of the most successful and innovative agents are a secret, and much to the dismay of many of my colleagues, it is about time that someone shares the secrets that are building many of the biggest real estate empires.
There is a new trend in real estate – Social Media. Okay, its not just a trend in real estate, its a trend in everything, and most real estate agents are doing it wrong. In fact, most of the Real Estate Social Media gurus, consultants, and trainers, are doing it wrong as well. Of course, the gurus show up, teach a course on what to do, leave, and get rich. Sure, they think that what they are teaching will work, but what do they say about teachers? Those who can do, those who can’t teach. It doesn’t take a real estate agent much time though to figure out that what they are being taught about Social Media doesn’t work, but they keep on trying. Why? Because someone told them that Social Media was the next big thing, and that they would make millions if they just kept at it.
Social Media does work, if you are doing it right, and doing it right means asking yourself the following question. What is broken when it comes to Social Media? This is the question I asked myself the day that I found out that a lender I hated was using me as an example of how to promote yourself properly using Social Media. Little did they know, even with all of the stats, articles, and information that I was posting about real estate and mortgages, I was doing absolutely no business off of social media. That’s right, zero, zip, nada.
Even though I had a robust social media presence, over 1000 friends on Facebook, 7,500 followers on Twitter (before twitter was even mainstream), and a blog that had the best real estate information on the web (in my humble opinion), I was doing no business from the internet. All of my business came from old fashioned, belly to belly sales. That is until I found the answer to my question.
It came to me after I had asked my beautiful fiance, “What’s broken,” for about the 1000th time. Real Estate in boring! Well to most normal people anyways. Furthermore, it was something that people were only interested in for a short period of time, usually in the few months leading up to the purchase of a home. The fact that Real Estate is boring and something that most people didn’t care about in their day to day lives was evidenced by the fact that I was losing more Twitter followers and Facebook friends at the height of my content delivery.
“If Social Media for Real Estate was broken”, I began to think, “Is it possible that all Real Estate Marketing is broken?” Nah, not all of it I thought, but most of it, definitely. If my friends didn’t want to read my crap about Real Estate on Facebook, why would strangers want to read my crap in the mail? They wouldn’t, so I stopped and went back to the drawing board.
“What has made me so successful?” I thought. “What has made those around me so successful? In fact, why are the most successful real estate agents in the city and the country so successful?” The answer was so obvious, because of those not so secret, secrets. Be social, build a network, don’t be a secret agent, follow up, follow up, follow up.
So if those are the secrets, how do we make them better, how do we transfer them to our Social Media and Marketing efforts, how do we make them more innovative, and how do we translate them into sales.
I would like to say I planned it that way, but it was a complete accident. I had written a golf book a few years earlier in hopes of being able to earn a living speaking on golf and its relationship to business and life. The book itself was a Canadian best seller (5,000 copies sold), but my dreams of speaking on a topic that few people wanted to pay for, were shot. So I started giving the excess supply of books away to clients, referral sources, and as gifts at golf tournaments. I would throw a little sticker on the front that said “Compliments of Nolan Matthias” with my company logo, phone number, and email address plastered below. It wasn’t long before I became known as Nolan, the guy who wrote the golf book.
As more and more people got to know me in the industry, people started asking if they could buy my book. I always felt bad taking cash from a stranger, so I would simply give them the book and ask them to remember me if they ever thought about buying a house or knew of someone who might be. The funny thing was, they did! Almost instantly I started getting phone calls. “Are you the guy who wrote the golf book? Good… I want to buy a house.” It was amazing, commissions were rolling in, all because I had an 5.5 x 8.5 inch book that everyone remembered my buy. I was instantly recognizable.
People don’t care about Real Estate, but they do care about other things, more exciting things! Like Golf, Food, Cars, Sports, Gossip. So if I could get someones attention with something that wasn’t boring to them, and hold it for a long period of time, with only a small reminder every once in a while that I made my money in Real Estate, is it possible that I would be more effective in my Marketing and Social Media efforts?
